What a commercial fit-out can include

Each item is quoted separately, so you can see what the fixtures cost and what the site work costs before deciding how much to hand to us.

Demolition and site preparation

Removal of old fixtures, counters, partitions, and ceiling elements, with debris cleared and the space prepared for new work.

Electrical coordination

Licensed electricians check existing circuits, voltage, and load before new lighting, display cabinets, or equipment are connected, and certify the completed work.

Plumbing coordination

Sink, service counter, and back-of-house plumbing routed and connected by licensed trades where the layout calls for it.

Carpentry and millwork

Partitions, bulkheads, feature walls, built-in cabinetry, and fixture blocking prepared to match the fixture drawings.

Painting and ceilings

Patching, levelling, and repainting after light removal or layout changes, including ceiling repairs and repositioned fixtures.

Flooring and finishing

Floor repair or replacement, baseboards, trims, and clean junctions where new fixtures meet existing surfaces.

Signage and lighting

Storefront signs, illuminated logos, LED strips, and display lighting coordinated with the electrical scope.

Fixture installation

Our own display cabinets, counters, racks, and wall systems placed, levelled, fixed, and connected as the last step before handover.

Permits and approvals

Where wall changes, structural work, or electrical changes need permits or landlord approval, that time is built into the schedule before work starts.

Production and site works

Fixtures are produced in our factory while demolition, trades, painting, and flooring progress on site.

Installation and handover

Fixtures are installed, lighting is connected and tested, finishes are touched up, and the space is handed over ready to open.

Is your on-site renovation work insured?

Yes. On-site work by Elite Fixtures in Ontario is carried out with $2,000,000 commercial general liability insurance and WSIB coverage in good standing. We can provide documentation to landlords and property managers on request.

Do you take on renovation projects without fixtures?

Our renovation and fit-out service is offered to commercial clients as part of a fixture project. If your project is renovation only, tell us the scope through the contact page and we will let you know honestly whether it is a good fit.

Do I need a permit for my store renovation?

Freestanding fixtures usually do not need a permit. Removing or building walls, structural changes, and electrical or plumbing changes often do, and most commercial leases also require landlord approval. We identify this during the site visit so the approval time is planned in.

Can we reduce the quote by handling some trades ourselves?

Yes. Many clients keep the fixtures with us and engage their own electrician, painter, or flooring contractor. We provide the fixture drawings and site requirements those trades need, and we agree in writing where each scope starts and ends.

Who handles the electrical connection for LED display cabinets?

The cabinets arrive with internal wiring and a connection point. A licensed electrician checks the circuit and load and completes the connection to store power, either as part of our scope or yours.
